Your Visa Guide to Brazil : Real Estate Investor & Retirees

Updated: Aug 11, 2023

Have you ever imagined transforming your life, immersing yourself in unique cultures, tastes, and vistas? If your heart says 'yes', Brazil awaits you !

Perhaps you're unaware, but the reality is, making this project come true is simpler than you think! Brazil rolls out a welcoming carpet, offering straightforward visa and residency options for investors, retirees, and those receiving pensions. Here's a snapshot of what Brazilian legislation holds for you:

1. Real Estate Investment Visa

Brazil offers a "temporary residence visa" for those willing to invest in real estate. If your investment touches or exceeds R$ 1,000,000.00 (one million reais), you're on track.

Considering investments in Brazil's North and Northeast regions? Good news! The investment amount required is reduced by 30%, settling at R$ 700,000.00 (seven hundred thousand reais) in Real Estate.

Moreover, this investment can be spread across multiple properties or even co-owned properties, as long as their collective worth matches or surpasses the stipulated amount for each investor.

2. Visa for Retirees & Pensioners

Brazil offers a temporary visa for retirees and pension receivers who can demonstrate a monthly transfer of US$ 2,000.00 (two thousand dollars) or more to a Brazilian bank account.

For both options listed above, real estate investor and retirees, the residence visa duration stands at 2 years, extendable for another 2 years. Investors need only spend a minimum of 30 days in Brazil during this period.

After the second extension, the investor can transition to a longer-term authorization, in alignment with Normative Resolution No. 30 dated June 12, 2018, by the CNIg. This visa further paves the way to procure the foreigner's identity card (CRNM).
